It’s reducing backlogs, cutting void times and saving landlords both time and money. The core operational impact is clear and impressive.”

Vistra, a global leader in corporate and real estate services, manages an extensive and complex property portfolio spanning over 40 countries across Europe, the Americas, Asia Pacific and the Middle East. With such a vast international footprint, Vistra faced significant operational challenges caused by fragmented systems, inconsistent data, and inefficient manual processes.

“It is nice to see such a bespoke and collaborative approach,” the judges commented. “It’s a really useful tool.”

Plentific’s platform is managing more than 1.6m properties with real estate clients including Knight Frank, Student Roost, Akelius, Caridon Group, L&Q, Anchor, Peabody, Notting Hill Genesis and more than two thirds of London’s G15 housing providers.

“Plentific features robust AI-powered automation, deep integration across the supply chain and supports repairs, compliance and void management at scale,” the judges highlighted. “The real world savings are well documented. It is enterprise-grade and future-facing.”

Locale has enhanced property operations and tenant services for 20 years and the company says that its success as a building management solution begins at the heart of a client’s problem. It runs client consultations to diagnose pressure points, from laborious manual processes to non-existent tenant communication. It then delivers real solutions with a custom-built platform that ensures the short- and long-term success of using its building management platform.

Unlike many of the other players in the industry, Locale does not charge by square footage. No matter the size or type of building, it says that its technology should be accessible to all and has been developing its budget-appropriate model for several years, allowing for flexible payment terms that allow its clients get the best value for their money. “Locale demonstrates impressive longevity and adaptability, with wide adoption and demonstrable staff time savings across multiple property types,” the judges said.

Improving building performance is critical in the journey to net zero, but many properties face persistent barriers including outdated infrastructure, limited access to real-time data and operational inefficiencies that often go unnoticed. The Intelligent Building Operating System (IBOS) was built to overcome those challenges, not through technology alone but via a partnership between Workman LLP and Bubll Automation.

Bubll brings technical software expertise, delivering a flexible building analytics platform, while Workman leads on the ground, wrapping IBOS in a service delivered by professionals who understand property, facilities management, mechanical systems and building management systems (BMS) controls

IBOS has been installed in more than 120 properties, covering 13.2m sq ft, with roles clearly defined: Bubll develops and maintains the platform, while Workman embeds it into day-to-day operations. The team works directly with facilities management providers, landlords and site teams to interpret data, tune performance and drive continuous optimisation.

For three years, a residential project in the City of Westminster had lurched from redesign to redesign, consuming more than £150,000 in fees and failing to clear London’s most exacting planning regime. By early 2025, the scheme was stalled, investor confidence was evaporating and local trust was at risk.

AICHITECT was engaged to break the deadlock through a concentrated programme of digital transformation and data-led decision-making. Its cloud-native platform ingested every historic submission, the full Westminster policy corpus and relevant national legislation.

“The submission excels in aligning technology with measurable impact, including 80% reduction in rework, 65% fewer clarification queries and a shift in consultant focus from reactivity to innovation,” said the judges.

Built AI is a product-led business where engineering, data, and commercial teams work in close alignment with its users. In 2025, it launched asset management dashboards that allow clients to track performance, monitor risk and compare budgets against what is actually happening in real time. It is now developing intelligent tools that proactively flag issues and suggest improvements.

The platform is used by leading firms including LondonMetric, Knight Frank Investment Management, CBRE, Dorrington, Howard Hughes, and Deutsche Finance International.

Their platform significantly reduces friction in underwriting and asset management.”

“Grounded in a strong marketing methodology, Tetra has invested in emerging technology to provide digitisation benefits including improved efficiency, integration and personalisation of their campaigns,” said the judges. “This has enabled them to target the impact of marketing campaigns that are more tailored to the specific requirements of their customers, continuously learning from live client insights and feedback.”

At its heart, Oparo is a real estate company powered by its own technology. Two in-house platforms, Oparo REACT (Real Estate and Computer Technology) and Oparo RAM (Remote Asset Management), underpin everything from property acquisition and due diligence to ongoing maintenance and performance monitoring.

Oparo acquires or converts properties, then works in partnership with not-for-profit registered providers and local authorities to lease them long term, creating predictable, inflation-linked income for institutional and private equity investors, while delivering high-quality, well- managed housing for those who need it most.

Judges praised Opara for blending “deep technical innovation with financial rigour and social impact, presenting a compelling, validated case for how fintech can drive not just returns, but real systemic change in housing.”

Built AI is redefining how property professionals make decisions. The platform uses artificial intelligence to transform the way real estate investors, asset managers, and advisoes assess and manage assets. The platform combines financial modelling, live market data and machine learning to support faster and more accurate decision-making across the asset lifecycle.

Judges recognised Help me Fix for “leading the way with industry change, benefitting landlords, tenants and agents with tangible results”. “The ability to resolve 30% of issues remotely is a standout innovation, especially in a sector where inefficiency is common,” they added

Watergate is a smart building technology that transforms how real estate operators manage water - one of the most overlooked and undervalued building systems. By combining Internet of Things (IoT) infrastructure, real-time analytics, automation and mobile controls, Watergate enables precise proactive, and sustainable water management at both unit and portfolio level.

At Greystar’s Chapter Islington in London, which comprises 684 units across three student accommodation buildings, Watergate delivered a 68% reduction in water usage and more than £111,000 in annual cost savings, including water, insurance and energy efficiencies.

Two million litres of water per month were also saved, alongside 26 tonnes of CO2 emissions avoided each year. The technology also revealed hidden issues, such as a toilet using 11,600 litres per day. “It’s an innovative and unique solution demonstrating good data on impact, money saved and reduction in water consumption,” the judges said. “The Greystar case study is compelling.”

Built AI’s AI-powered analytics platform transforms underwriting and asset management processes giving investors, asset managers and brokers the ability to assess opportunities and manage assets in minutes, not days.

In 2025, Built AI expanded into asset management, with live dashboards for performance tracking. It is now building ‘agentic’ technology including intelligent tools that surface risks, flag underperformance and suggest actions - acting as proactive co-pilots for asset managers. The evolution marks a shift from static modelling to dynamic, decision-support systems used across investment and operations teams.

The judges praised Built AI’s platform as an example of “technology that empowers users to punch above their weight”. They said: “It demonstrates a deep understanding of commercial real estate’s analytical challenges, with a platform that not only speeds up traditional processes but transforms them entirely.”

Yardi is a global leader in investment, property and asset management cloud technology, with a significant and fast-growing presence in the UK. From single-platform efficiency to agile adaptation to UK policy changes, Yardi empowers UK real estate clients to manage operations, enhance compliance and deliver outstanding resident and tenant experiences.

The company has more than 150 commercial clients spanning office, industrial and logistics, and retail in the UK. It also supports more than 200,000 build-to-rent (BTR) units, representing more than 60% of the UK market and 80% of Ireland’s.

“Yardi has an exceptionally strong footprint in the UK,” the judges noted. “Their dominance in the UK BTR market underlines major traction and brand trust. Its case studies show tangible business impact, including significant time savings, regulatory compliance, reduced manual processes and streamlined operations.”

From gas to electric heating, Utopi uses AI and automation to enable remote temperature control, right down to room level. Users can set limits and manage unoccupied or overheated spaces, like switching off a panel heater in an empty room with a click. With more than 55,000 assets under management, the platform enables everyone from investors to operator to measure progress, track success and scale improvements across portfolios.

“It is a very strong entry with a clear message underpinned by wide-ranging and detailed evidential data,” the judges commented, noting the “particularly compelling” testimonials and evidence of “solutions to problems of human behaviour in residential units”.

Tolulope Arobieke is an early-career entrepreneur who is redefining what’s possible in property management. As the co-founder and chief executive of togetha, Arobieke has built one of the most innovative platforms in the sector while also championing fairness, accessibility and digital transformation across the wider property ecosystem.

In under six years, Arobieke has grown from a student frustrated with poor property management systems to the CEO of a PropTech company operating across multiple continents, with over 10,000 tenants onboarded and processing over £500,000 in rent payments in 2024 alone, securing further funding for growth, and with a goal of global expansion.

His leadership directly informs the platform’s roadmap, ensuring it delivers automation, transparency and exceptional usability. Under his guidance, togetha has become a tool trusted by teams across lettings, finance, operations and compliance, all within a single system.

“The creation of a unified property management platform accessible to independent landlords and scalable across five countries is impressive,” the judges said. “His advocacy for fairer public procurement and rental certification show a broader vision for systemic change.”

Anna Moore is redefining how the UK approaches one of its toughest climate challenges - decarbonising homes. The chief executive and co-founder of Domna chose retrofit because it’s not just a technical challenge – it’s a human one. Six million UK households remain in fuel poverty, still failing to meet the Minimum Energy Efficiency Standards (MEES).

Moore’s tech-first strategy has enabled Domna to grow rapidly while remaining outcome-focused, showing landlords, social housing providers and institutional investors how retrofit can increase property value by more than 20%, increase rental income by more than 10% and cut energy bills by 40%. As a result, Domna is now retrofitting more than 15,000 homes per year, cutting more than 20,000 tonnes of carbon and saving £7m in household bills annually.

In just 18 months, Anna has led Domna to become the UK’s largest specialist retrofit consultancy in social housing, acquiring Osmosis ACD and scaling to 90 staff. Domna has raised £70m to accelerate growth, while simultaneously building a tech platform that is transforming how retrofit is understood, modelled, and delivered.

Internally, Moore fosters a high-trust, high-performance culture. She has built a hybrid, flexible workplace that empowers talent to thrive. Her focus on values, not just targets, has created a culture where purpose and performance go hand-in-hand.

“It’s quite a story across such a high impact challenge,” the judges said. “It’s great to read the inspiring story of Anna's journey and the rise and rise of Domna.”

A widely respected leader and trusted voice in the industry, Dan Hughes has consistently championed the adoption of PropTech and data-driven innovation. He has worked in the space for more than 25 years, holding senior roles at Ordnance Survey, IPD (now MSCI) and BCIS, and led the PropTech agenda at RICS, which was voted most influential industry body at the Global PropTech Awards at the time.

Hughes founded his own consultancy in 2017, advising private and public sector organisations on digital transformation and data strategies. He has worked with government and industry bodies on the digital agenda, including the British Property Federation, Cabinet Office, INREV, IWBI, TPI, RICS and UCEM (now the University of the Built Environment).

In addition, Hughes founded the Real Estate Data Foundation to ensure that the real estate sector benefits from the increased availability and use of data. Highlights include driving behaviour in regard to data ethics, collaboration around data standards and AI, and influencing data policy.

Judges said Hughes’ involvement in the industry had had a “lasting impact that has grown and developed over a long period of time, contributing across the public, private and charity sectors”. “Dan has clearly been a driving force in leading change in how real estate data is used by the entire industry,” they added.
